Construction Manager/Director
Location: City of Garden Grove, CA

Duties and Responsibilities​
-
Responsible for project construction planning & scheduling, quality and safety, and responsible to report to upper management.

Working with design department to review design drawings for constructability issues and find solutions.

Working with Cost Control department to oversee General Contractors’ buyout process and selection of subcontractors (and recommendation of subcontractors where applicable).

Responsible for review of general contractors’ and subcontractors’ scope of work and qualifications.

Work with Cost Control Department to negotiate GC contracts, 3rd party consultants’ contracts including testing and inspection etc.

Review generator contractor’s means and methods, construction planning & schedules, site layout & logistics, coordinate and managing related testing, inspection and commissioning, obtaining of all necessary license and permits.

Overseeing general contractor all on site activities in compliance with contracts, work in parallel with cost control and design team to review and manage change orders, RFIs, submittals and pay applications, and claims.

Tracking and controlling the construction schedules for achieving project completion within time allotted.

Reviewing progress reports, checking on reported difficulties and correcting any safety violation or other deficiencies.

Supervising purchasing, FFE installation, and warehouse if necessary.
Skills

Ability to handle all the challenges that are connected to the project and the willingness to work extra time when necessary.

Ability to work on own initiatives and deal with several issues simultaneously that demand pertinent attention.

REQUIREMENTS:
-
Bachelor’s or master’s degree in civil engineering, construction or building science.

Minimum 15 years of related work experience, preferably including 5 years working with national GC’s.

Experience in mixed-use projects larger than $150 million as project executive is required. Previous positions should be manager or director positions, or senior project manager at a minimum.

Demonstration of type 1A building experience, and hotel experience. Knowledge of Primavera and ability to use Word, Excel, Power Point etc.

Authorized working status in the U.S. is required.​
